TITLE: Maintenance Assistant
REPORTS TO: Maintenance Manager
Job Summary:
The primary purpose of your job position is to maintain the grounds, facility, equipment in a safe and effective manner in accordance with current applicable federal, state, and local standards, guidelines and regulations, our established policies and procedures, and as may be directed by your supervisor, to assure that a successful maintenance program is in place at all times.
Qualifications: Must be able to work independently up to 100% of the time.
A recognized (MN) STS drivers’ certificate or a willingness to obtain certificate by completion of a STS program within 45 days of hire.
Must have genuine interest and concern for all clients.
Must be able to work weekend rotation and holidays.
Overtime on occasion may be required.
Must complete.
Criminal Background check as required to assure qualification for employment.
Must understand and practice Standard Precautions of Infection Control.
Must have a valid driver’s license and meet insurance carrier requirements for driving organizations vehicles.
Must possess a Boilers license or be able to obtain one within three months of employment, if requested.
Required to have an ability to read, write and speak English.
General Responsibilities: Develop and maintain effective communication & cooperation with inter-departmental personnel, as well as other departments within the facility to ensure that all services and activities can be adequately maintained to meet the needs of the residents.
Receive and follow maintenance schedule/instructions from your supervisor and as outlined in our established maintenance policies and procedures.
Understand and perform job functions in relationship to environmental care.
Perform routine maintenance on grounds, parking areas, driveways, etc.
, by cutting, sweeping, trimming etc.
, as necessary/directed.
Perform routine maintenance and repair on the facility and equipment including plumbing, plastering, electrical, carpentry, mechanical, etc.
, as directed, in accordance with established procedures.
Clean windows and screens as directed.
Perform carpet cleaning per schedule.
Dispose of refuse daily in accordance with our established sanitation procedures.
Replace burned out light bulbs, to include exit lights, overhead lights, fluorescent lights, room call lights, etc.
, and perform cleaning duties wherever necessary.
Perform unscheduled maintenance tasks as directed.
Service heating and cooling units/systems, as specified by the manufacturer, and in compliance with established policies and procedures.
Maintain a clean working environment by returning and storing equipment properly before leaving work areas for breaks and at the end of the day.
Provide specialized transportation services for Minnewaska Community Health Services residents.
Monitor and record daily schedule of runs, miles, location, time and vehicle fluid levels.
Assist residents with proper safety measures prior to travel.
Communicate any concerns of vehicle or equipment performance to supervisor.
Submit accurate reports of client visit information, hours of work and mileage.
Adhere to program and departmental policies and procedures.
Maintain a clean environment and in good repair for the resident.
Follow proper infection control practices in all aspects of work.
Recognize safety responsibilities of employee for the resident.
Report occupational hazards and/or incidents of injury, to appropriate personnel, in accordance with facility policy and procedures.
Recognize employee’s responsibility for his / her own safety while on the job and for the safety of others.
Recognize and remove environmental dangers.
Keep work area free of hazardous conditions, to assure that all established safety rules/regulations are followed at all times.
Apply proper body mechanics with lifting and moving objects.
Refer to and use SDS established policies and procedures when necessary.
Develop knowledge of actions to be implemented in emergency situations.
Practice fire safety and accident prevention procedures.
Participate in disaster planning drills (fire, tornado, severe weather, etc.
) when on duty.
Maintain calm manner in tense situations.
Must be able to cope with the stressors of the environment.
Inform supervisor of supply needs and replenish work areas as needed.
Ensure that facility equipment is properly maintained for residents comfort.
Report malfunctions to supervisor if not able to repair, as soon as possible.
Maintain awareness and adhere to policy and procedures governing the operation of Minnewaska Community Health Services.
Attend orientation and receive instruction regarding department duties.
Attend general orientation and assigned in service education programs.
Understand use of department procedure manual.
Must understand and adhere to Vulnerable Adult Abuse Prevention Policy.
Must adhere to HIPPA privacy rules and regulations.
Report fraud/suspected incidents to Administrator.
Uphold Resident Rights at all times.
Demonstrate dependable professional work habits.
Other duties as assigned.
