As the Regional Manager you will provide management, direction, and leadership to ensure the properties are maintained and operated in accordance with company policies.
The Regional Manager will partner with the Director of Operations for setting goals and metrics for site operations to monitor property performance.
ESSENTIAL JOB FUNCTIONS
Communicate with the leadership team regarding the operation of communities.
Ensure that our properties are well maintained and proactively plan and execute on any property improvement plans.
Oversee routine and preventative maintenance of properties including Capital Projects.
Address escalated resident issues, concerns, and complaints in a timely and effective manner, while maintaining confidentiality.
Closely review property reporting (e.
g.
weekly, monthly) for accuracy, timeliness, and trends, and take proactive action as necessary.
Establish personnel and operation goals and monitor performance to ensure goals are met.
Create and manage the budget for each property, and ensure the properties are managed to the budget.
Review and approve non-budgeted expenditures as they arise.
Provide creative and innovative solutions to challenges including, but not limited to, marketing, retention of residents, and revenue enhancement.
Monitor performance of on-site maintenance teams.
Maintain each property to the highest standards while staying in the budget guidelines.
Develop, support and effectively communicate with on-site team members.
Coordinate training or other learning and development needs for the on-site team.
Partner with all on site teams to maintain and follow up on Collective Best Practices.
Maintain a safe and friendly environment for our residents.
Address all emergency issues in a timely manner.
Comply with all Fair Housing requirements.
EDUCATION AND WORK EXPERIENCE:
3-5 years of Management Experience
Multifamily real estate: 1 -2 years (Preferred)
Strong working knowledge of AppFolio and Microsoft office, including Excel.
Bachelor’s Degree
Experience in multi-family housing with a proven track record of successfully managing multiple properties.
KNOWLEDGE, SKILLS, AND ABILITIES REQUIRED:
Travel is required, generally on a weekly basis, visiting assigned properties.
Travel may be outside of Fargo, ND.
Excellent written-verbal communication, interpersonal, and problem-solving skills
Excellent attention to detail and organizational skills
Strong time management skills.
Ability to plan and prioritize tasks.
Solid leadership background with experience in training, mentoring, and motivating direct reports and site staff.
