Land near Moorhead Mn (Moorhead)

Hello.
I am selling my house in April and looking for land and or a house within 45 minutes of moorhead.
It has to be in Minnesota and if it just raw land that's okay but cannot have covenants.
I will be a cash buyer.
I am having a hard time on the major real-estate sites because they almost never list if there are covenants or not and when you try to get in touch with them most of the time they don't get back to you.
